Most home buyers decide whether they’re interested before they ever schedule a showing. If the photos don’t answer the basic questions—layout, light, condition, and what the property feels like—they move on.

For most listings, the two biggest needle-movers are strong interior/exterior stills and clean aerial photos. They give the buyer context, help the agent tell the story, and make the listing feel complete instead of “thrown together.”

From there, you can add a 360 tour if the layout matters (or you want fewer unqualified showings), and a video tour when you want a little more emotion and flow than photos can deliver.

Everything below is priced to stay simple. If you’re not sure what fits the listing, send the address and square footage and I’ll point you to the right package.

Interior/Exterior Still Photos (Ground-Based) — starting at $163

This is the workhorse. Clean, consistent interior/exterior photos that show rooms accurately, make spaces feel inviting, and keep the listing from looking dim or chaotic. Includes HDR editing and a full set of images sized for MLS and marketing use. For most homes, this is the core package that gets the results.

Notes/Add-ons: Up to 2,500 sq ft included, then +$50 per additional 1,000 sq ft.

Aerial Photo Capture — starting at $121

Aerials help buyers understand the property fast: lot shape, setting, approach, and neighborhood context. This is usually the first upgrade I recommend because it adds clarity without adding complexity. Great for acreage, corner lots, cul-de-sacs, proximity to parks/water, and anything where “where it sits” matters.

Add-ons: Drone photo + video capture ($140) and a produced drone video ($108) when you want motion.

360 Virtual Tour — starting at $188

A 360 tour is for buyers who want to “walk” the house before they commit to a showing. It’s especially useful for multi-level homes, unique layouts, and occupied properties where you want fewer tire-kickers. It’s not always necessary, but when layout is a decision point, it helps.

Add-ons: Additional square footage +$45 per 1,000 sq ft. Drone 360 option available ($207, up to 4 hotspots; +$22/hotspot).

Video Tour — starting at $245

Video adds flow and emotion—how spaces connect, how the home lives, and how it feels moving through it. This is a good fit when you want the listing to stand out on social, or when the home has features that are better shown in motion (open concept, views, finishes, outdoor living). Set to music with text.
